But with some planning, research, and a good real estate agent on your side, it is possible to find your perfect Simi Valley home. Here are my tips for making your home buying journey as smooth as possible.
Get Clear on Your Must-Haves
Before you start touring homes, get really clear on your absolute must-haves for your new home. Make a list of things like location, number of bedrooms/bathrooms, yard space, garage size, etc. This will help you zero in on homes that truly fit your needs and avoid wasting time looking at ones that don’t.
For me, having a large, fenced backyard was non-negotiable since we have two big dogs. I also really wanted to be within walking distance of a park or trails. So I prioritized those features in my search.
Determine Your Budget
Crunch the numbers to figure out your true price range for a home. Get pre-approved for a mortgage so you know exactly what you can afford. Simi Valley offers homes at a wide variety of price points, from entry-level condos to luxury estates. Setting a budget will help your agent only show you options within your means.
I sat down and looked realistically at our household income, expenses, downpayment savings, and monthly payments we were comfortable with. That helped us land on a maximum purchase price that didn’t stretch our budget too thin.
Research Different Neighborhoods
Simi Valley has around 20 unique neighborhoods, each with its own vibe and amenities. Before house hunting, drive around and get familiar with the different areas. Consider things like:
- Schools – Are the schools highly rated? Is the neighborhood mainly families with kids?
- Commute – How long does it take to get to your workplace? Are there easy freeway access routes?
- Parks/trails – Is outdoor recreation nearby? Are there bike lanes or walking paths?
- Shopping/dining – What restaurants and stores are close by? Is it a quick drive to grab groceries?
For me, being near good schools with a reasonable commute to your Los Angeles office was priorities. I focused my search on neighborhoods like Wood Ranch and Santa Susana that fit the bill.
